Waterfront homes already command a premium. But in lakefront neighborhoods north of Tampa, our local market data shows that having a dock dramatically increases resale value.

We analyzed 50 recently sold lakefront homes across communities including Keystone, Odessa, and surrounding areas, comparing properties with docks to those without docks.

What the Data Shows

Our results:

  • Homes with docks: $419 per square foot
  • Homes without docks: $345 per square foot

That is an average 21% increase in price per square foot for homes with docks.

This difference held consistent even as we expanded the dataset, confirming that the dock premium is not driven by outliers.

What That Means in Real Dollars

Let’s use a realistic example.

A 3,000 sq ft lakefront home:

  • Without dock value:
    3,000 × $345 = $1,035,000
  • With dock value:
    3,000 × $419 = $1,257,000

That’s an approximate $222,000 increase in resale value tied to dock presence.

Even if only a portion of that increase is attributed directly to the dock itself, the return on investment is still substantial.

In most waterfront markets, a quality dock can increase a home’s overall value by 10–20%, depending on the quality of the dock, water depth, and access.

Why Buyers Pay More

Buyers often see docks as essential for waterfront living, making them a major selling point.

A dock turns a waterfront property into a fully usable lifestyle asset:

  • Direct boating access
  • Fishing and swimming convenience
  • Entertaining space
  • Storage and lift capability
  • True connection to the water

When buyers compare two similar lakefront homes, the one with a dock almost always wins.

How Appraisers View Docks
